If you want to know the number of bedrooms in a house, ask an estate
agent, not the owner! I have three rooms with beds in, two used as
offices [1] and one as kids playroom. I also have a downstairs hallway
(with open staircase off) that's as big as the dining room and has a
fireplace. Is that a room? Is a kitchen/diner one room or two?
I think we need some better definitions of a "room".
[1] One leads off the other, so even the most enthusiastic estate agent,
seeing as this isn't a Mediaeval house, might call that a dressing room
and a bedroom.
