A database was compiled after the April 1998 floods of 500+ properties
affected by flooding, which is helping us with our flood
defence/land drainage works. The information was collated by the
distribution of forms for residents to complete and return. The database
contains only those returned.
Now flooding has become a big issue, we do occasionally get asked by
solicitors and prospective purchasers whether particular properties have
ever been subject to flooding.
This will not cause a problem where we have no record any flooding, but
where we have, could cause damage or loss or distress if it results in
someone pulling out of purchasing a property.
The question if a property has suffered from flooding is yet to appear on
the official search enquiries. The Environment Agency has published a
national set of indicative flood plain maps which gives a general indication
of the flood plains and the properties that can be affected from main
rivers, but this does not include all watercourses for which we have
information.
