Agree. Wondered whether it was purposefully worded in such as way so as to provoke such responses?
I found it interesting that the focus is on trying to figure out some overarching conceptual framework for this complex phenomenon- as if it were in fact reducible to A 'defining term' versus another, rather than allowing each case/context and the actors involved in those struggles to define it as relevant TO THEM, be it positive or negative, or anything in between (but also, be it gentrification, relocation, displacement- or something else).

Fascinating!
The conceptual angle of gentrification is entirely appropriate, and
"relocation" is displacement dressed in state, federal government and
local authority clothing, set within the realm of rational actor
consumer sovereignty ("the extent to which relocatees can 'choose' their
new dwelling")
