Funded PhD Studentship: Land Value, Real Estate Assets and the Future of Public Services
The Department of Architecture and Built Environment at Northumbria University (United Kingdom) is looking for a full time PhD candidate for 3 years. Working with industry partners, the successful candidate will contribute to a project that seeks to understand how land and property, and the expertise of the property sector, can better support future local welfare needs.
Project Description
In the western world, there has been a sharp reduction in government funding for public welfare and infrastructure due to austerity and changing political ideologies. This has led to a new interest in the contribution of land value and real estate assets as an alternative means of funding public initiatives.
Project
The PhD will use case studies, data modelling and stakeholder analysis to study examples of international best practice in the use of land value and real estate assets for public service delivery – broadly taken to mean, but not restricted to, the funding of public services, economic development and infrastructure provision. In particular, the PhD will consider what mature urban locations (in the Global North) can learn from emerging locations (in the Global South) and vice versa – hitherto, learning in this area has largely been confined to North America and Western Europe. The successful applicant will also study the international real estate sector – taken to mean developers, agents, valuers, financiers, investors and property managers – who have previously not taken part in the academic scrutiny of real estate as a vehicle for public service provision. The aim is to subvert the traditional view of the real estate sector, as a negative extractor of value, and to move towards a positive relationship between public service and private practice. Ultimately, the PhD will produce a typology of international best practice to inform governments, and the real estate sector, when they consider using land value and real estate assets for public service delivery.

• Academic excellence of the proposed student i.e. 2:1 (or equivalent GPA from non-UK universities [preference for 1st class honours]); or a Masters (preference for Merit or above); or APEL evidence of substantial practitioner achievement.
• Appropriate IELTS score, if required.
• Applicants cannot apply for this funding if currently engaged in Doctoral study at Northumbria or elsewhere.
