Yes we have applied this to a proposed explosive demolition of a chimney stack and cooling towers at an old power station site in our district. Screening opinion was issued and EIA is required. Bit tied up this afternoon, but if you would like to give me a call to discuss on Monday happy to share info with the group.
I think criteria are laid out in Schedule 1 & 2, but the main points I raised with our Planning Dept were environmental impacts due to releases of known contaminants at the site & exposure of these contaminants to flushing by incipient rainfall or surface run-off, scale of the demolition project, location close to sensitive receptors (watercourses, SSSIs, agricultural land...) and significant possibility of cross boundary contaminant migration (ie. releases to air, land or controlled waters which could cause pollution, harm or nuisance).

Hi all
A recent Court of Appeal Judgement (25th March 2011 - SAVE Britain's Heritage v SSCLG) relating to planning control over demolition, as I understand it took account of a previous judgement (Commission v Ireland C-50/09) now means that all demolition works come within the scope of EIA, whereas previously they were classified as permitted development.
The effect is that where demolition works are likely to have significant impacts on the environment, an LPA must issue a screening opinion on whether EIA is required. Where EIA is required permitted development rights fall away and formal application for planning permission is required.
My question is, does anyone have experience of what types of demolition have, since the judgement required prior approval form an LPA and/or what criteria have been used to assess whether works are likely to require an EIA?
Any tips or pointers greatly appreciated!
