i can't especially if you note the taking tanks etc into account
site such a gasworks you would undertake ground gas monitoring. if the
site is going to be covered in tarmac or concrete which is common for
ind/comm then almost all contamination issues would be covered with
regard to human health for site users bar possible gas ingress into a
building , controlled waters and off site receptors maybe not but you
are unlikely to find anything the ea class as a risk to ground water in
a hotspot smaller than that which you would find with the sampling
strategy especially if you are testing around sites of known tanks and
areas where material is tipped. the biggest risk from the site would be
proximity to housing as long as the site edges are sampled and depending
on the ground conditions also something we know nothing about then it
can be argued that it would be appropriate.

What if was a former gas works site....would you still adopt this
strategy???????.... assuming a commercial end use.
I can think of many former land uses where this would not be
appropriate.

depends where they are sampling (i.e. what is going to go on the area
if it is going to be tarmac or be underneath the building then the 1
sample in a 40x40m area is prob appropriate as the development will
remediate most problems with a capping unless tph or ground
gas(possible?) is found then protection would be required for the
building however a 1 in 40x40m sample should show up these if there is a
problem (obviously taking possible tank placement into consideration
i.e. in around and under tanks aswell)
if there is going to be soft landscaping then further testing would be
needed to show that there are no hotspots as a ~40x40m hotspot is rather
large

by Local Authorities as adequate to characterise the risk for planning
