please can we stop this? their must be a better way, even if not clicking the reply all button. If their is a general lack of understanding in operating a maintenance term contract, even google would be better, It really isn't possible for someone to email a universal panacea
for a contract, these are all published and advertised, we use GC works 7, and this range of contracts works quite well for us, but their are others. the one you want is going to depend on the job you wish the document to perform.
for rates we have used both the national schedule of rates ( who run seminars ) and the psa schedules, again the choice depends on the types of work.
for contracts we mostly operate with a single contractor for 90% of our jobs, as it passes the coordination onto them, and makes cdm easier to manage.
to administer I think you will need a qs, they are quite paperwork heavy, however if their are difficulties in setting these contracts up, their will be difficulties in operating one, so I would suggest their might be a need to buy in some skills, it should be possible to tender these to a consultant, if you cant get the extra staff approved

Dear colleagues, to save reinventing the proverbial wheel, can anyone help me with copies of any tender or contract documents that you may have produced to put in place term contracts or arrangements where you have pre-approved schedules of rates with Contractors?
I am particularly looking at putting arrangements in place for adhoc repairs and small works to avoid the need to obtain three written quotes for every job above £2,000 up to £20,000 which is our current tender threshold. Areas I am looking at are as follows:
General builders
Glazing
Carpentry
Plumbing
Electrical
Groundworks/drainage
Any help, benefit of experience etc. will be gratefully received.
