The guarantee probably advises you to take independent legal advice. What's
the point? The landlord wouldn't accept any amendment anyway!
It would be worth you examining the possibility of buying a house for your
son to use, and rent spare rooms to mates. That way you would be in control
and your liability would be a known quantity. You might even find it is cost
neutral.

Our eldest will soon finish 6 yrs at uni.
Our youngest is half way through his first year. Never happened before but
his private rented accommodation for next year want each parent to act as
guarantor for an unlimited amount for all four students under joint and
several liability.
We've never met his proposed housemates or their families.
Do you all find this kind of thing common, how do you feel about it?
