Siavash,
Loess soils are commonly "collapsible" ie due to their wind blown nature and
high mica content they comprise a very open framework that can collapse very
rapidly leading to a high volume loss. I am not sure of the volume change
but may approach 20-30%. Mechanical and hydraulic disturbance are the
principal causes of collapse.
